On the terrace
Clear the drain outlets of leaves, dust and plastic so water can leave the roof.
Look for cracks in the floor and along the parapet walls, and for places where the old coating is peeling.
After a rain, check for puddles that stay for a day or more. They point to a slope problem.
On walls and ceilings
Check the top-floor ceiling and the outer walls for fresh stains, flaking paint or a musty smell.
Look at window frames and the gaps around them, where rain is often driven in.
In bathrooms and kitchens
Look at grout lines and tile edges, and at the seal around pipes.
A damp patch on the ceiling of the room below a bathroom is an early warning.
In the basement and sump
Check wall bases and floor joints for damp or white salt marks.
Inspect the sump and tank for seepage, and make sure the cover fits properly.
If you find a problem
Mark the stain with a pencil and date it, so you can see whether it grows.
Call for an inspection before the rains peak. Active leaks can be stopped by injection grouting, and a thermal scan will show where the moisture is. We inspect for free and give a written quote.
